1. Asbestos
An asbestos survey is not required for Croft House, Newport House and Southwich House as they were constructed post 2000. The company has not received evidence of asbestos surveys from the previous managing agent in respect of Betjemen House and Viletts House and have therefore commissioned professional surveys for both buildings. No asbestos was found to be present in either building and there is therefore thought to be no asbestos on the site.

2. Contractors
All contractors should produce their Public Liability insurance to the company before commencing work.
With effect from the date Right to Manage was exercised all contractors engaged to undertake work are required to file copies of their Public Liability insurance with the company. These dates are;
Croft House and Newport House – 1 May 2015
Southwich House 1 November 2016
Betjeman and Scott House – 1 April 2017
Viletts House - 1 January 2018
3. Electrical meter cupboard
All electrical meter cupboards should be kept empty of stored items, locked and display appropriate signage.
All cupboards are periodically inspected and any items are ticketed or removed where applicable.
4. Communal Electrics
Electrical Installation Inspection reports are obtained every five years covering the communal areas.
5. Emergency lighting
Following the exercise of Right To Manage for each block all emergency lighting is checked monthly in accordance with BS 5266: Part 8, 2004 (BS EN 50172: 2004) and properly maintained. Immediately following exercise of Right To Manage each block was inspected and faulty emergency lighting replaced. No records have been provided of any monthly checks prior to Right To Manage.
6. Combustible material
Combustible material stored in communal areas will be removed.
7. Communal areas
Trip items such as mats should be removed from communal areas.
Residents will be reminded of the need to remove large mats and only use low profile rubber backed mats if any.
